Full Development and Development Management Services

 
Curlew Opportunities provides development management services to the Curlew stable to assist in the identification, review, and delivery of all development projects undertaken by Curlew.

Opportunities is particularly interested in direct development opportunities including standalone PBSA proposals and city centre mixed-use projects where the experience and expertise of the Curlew team in the alternatives market can be applied to create successful projects.

 

Opportunities can be flexible in its approach to development, which can be undertaken by way of traditional forward funding, direct development, joint venture or partnership depending on the circumstances of individual projects.

Examples of the projects already undertaken or in progress include:

22a Potterrow is a boutique student accommodation building consisting of 52 self contained studio apartments designed by Yeoman McAllister Architects, and developed by Curlew Opportunities.

 

Opening in 2018 this scheme added to the neighbouring 151 bed PBSA asset already held within the CST1 portfolio.

Potterrow 2, Edinburgh

Curlew Opportunities provided development services support to assist in the management of the non-core elements of this large complicated city centre regeneration scheme adjoining Lime Street Station in Liverpool.


The scheme comprises 412 PBSA beds and a105 bed Premier Inn Hotel over some 2,750m of retail accommodation of which c. 90% was pre let to Lidl and Geene King.  The scheme was completed successfully in 2018.

The Lantern, Liverpool

Located a few minutes’ walk from Falmouth University’s Penryn Campus, Packsaddle Hill is a PBSA development completed in 2018.  CST 1 acquired the site with the benefit of a planning consent for 124 student units, comprising of 16 cluster flats and 14 self-contained studio apartments. 

 

Opportunities advised throughout and provided development management services to deliver the construction of the project which was pre-let to Falmouth University.

Packsaddle Hill, Falmouth

The Harlequins Centre was purchased by Curlew in 2018.

 

Currently a tertiary shopping centre, Curlew is exploring redevelopment options to include PBSA, CoLiving, Hotel and Retail.

 

The important regeneration of the site will offer publicly accessible landscaped areas and access to the Roman Wall.

Harlequins Centre, Exeter

CST 2 have acquired this site following the grant of a detailed planning permission to provide 232 beds over c. 1,700 sq m of ground floor retail accommodation. 

 

Construction is programmed to commence in Nov 2019 with practical completion programmed for the summer 2021. Part of the ground floor retail, accommodation had been pre-let to the Co-op.

 

Curlew Opportunities has managed the design and planning process and will continue to provide development management services to CST 2 throughout the balance of the construction and letting process.

London Road, Brighton

Curlew has purchased Poland House and a vacant adjacent land parcel in Stratford, East London. Poland House is an existing 100 bed PBSA scheme, currently operated by Homes For Students.

 

The combined site offers significant medium term redevelopment potential which sits well with Curlew's expanding development strategy and we will be exploring redevelopment options in due course.
